Conditions or Reasons for Planning Application - SB/07/00817/FULL
Conditions or Reasons:
1) The proposed development and the requirements to provide a safe access would be likely to have a detrimental impact on the health and vitality of two protected Lime trees, the loss of which would be detrimental to the visual amenity and character of the area. The proposed development is therefore contrary to the provisions of Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and to Policies NE4, BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The application site is not of sufficient size to allow the provision of an adequate standard of visibility at the proposed vehicle access and if approved below acceptable standards would lead to conditions of danger and inconvenience to both users of the highway and users of the proposed dwelling. The proposal is accordingly contrary to Policy T1 of the South Bedfordshire Local Plan Review.
