Conditions or Reasons:
1) The proposed outbuilding, by reason of its size, massing, siting and design, would be an overbearing and obtrusive form of development and would detract from the setting of the Listed Building, 70 High Street, the amenity of residents at 1 Lords Mead and the amenity of the surrounding area generally. The proposal would therby be contrary to the provisions of PPS1 (Delivering Sustainable Development), PPG15 (Planning and the Historic Environment) and Policy BE8 of the South Bedfordshire Local Plan Review.
