Conditions or Reasons for Planning Application - CB/12/00469/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building or as specified on approved plans.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) Prior to the first occupation of the extension the first floor windows in the northern elevation of the development hereby permitted shall be fitted with obscured glass of a type to substantially restrict vision through it at all times. No further windows or other openings shall be formed in the elevation.

Reason: To safeguard the amenities of occupiers of adjoining properties.
4) Prior to commencement of the development Heras or similar type fencing of 2 metres in height shall be erected on the site 1 metre from the Beech hedge at the front and side of the property unless otherwise agreed in writing by the Local Planning Authority.

Reason: To avoid damage by vehicles/plant etc to the mature hedge in the interest of visual amenity.
5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/01, CBC/02, CBC/03, CBC/04, CBC/05, CBC/06, CBC/07, CBC/08, CBC/09, CBC/10, CBC/11, CBC/12, CBC/13, CBC/14.

Reason: For the avoidance of doubt.
