Conditions or Reasons for Planning Application - CB/12/00790/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).
3) Before development commences, a Tree Protection Plan shall be submitted to the Local Planning Authority for approval, which clearly shows the method of root protection for the mature oak tree located in the rear garden, positioned 9m from the nearest point of the new extension. The purpose of the Tree Protection Plan shall be to establish a Construction Exclusion Zone incorporating the entire back lawn area where the root system of this tree will be located. The Construction Exclusion Zone shall be constructed by the erection of suitable fencing, well braced to resist movement, and shall be for the purpose of excluding all construction operations, access for plant and machinery and exclusion of storage materials used during the construction operations, however infrequent that infringement into the Construction Exclusion Zone may deemed to be.

REASON: To protect the root system of a protected Oak tree from compaction damage that may be incurred during construction operations, in order to safeguard the health, stability and amenity value of the tree.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number 1525 01 Rev A.

Reason: For the avoidance of doubt.
