Conditions or Reasons for Planning Application - CB/12/00926/FULL
Conditions or Reasons:
1) The proposed single storey front extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the area and would be contrary to the National Planning Policy Framework (NPPF), and Policy DM3: High Quality Development of the Adopted Core Strategy.
2) The proposed front extension by reason of its excessive size, depth and close proximity to the ground floor window of no. 35 Park Road would adversely affect the light and outlook that the occupants of that property might reasonably expect to enjoy to the detriment of their residential amenity. This would be contrary to the National Planning Policy Framework (NPPF), Policy DM3 of the Core Strategy and Development Management Policies (2009) and the adopted Central Bedfordshire Design Guide (1010).
