Conditions or Reasons for Planning Application - SB/07/00914
Conditions or Reasons:
1) The proposed development would, by reason of the design, materials, size and scale of the new front boundary wall, railings and gates and loss of the existing frontage hedgerow result in the introduction of an urban form of development which would be harmful to the rural character and appearance of the street scene and locality. The proposal is thereby contrary to Policy BE8 of the South Bedfordshire Local Plan Review and national policy guidance PPS1 'Delivery Sustainable Development' and PPS7 'Sustainable Development in Rural Areas'.
2) The proposed development would, by reason of the resultant inadequate driveway length arising from the new front boundary wall, railings and gates, be likely to result in a vehicle overhanging the highway to the detriment of the convenience and safety of other highway users. The proposal would thereby be contrary to national policy guidance PPG13 (Transport).
