Conditions or Reasons:
1) 1. The proposed development would appear cramped and out of character with the locality by reason of the very restricted nature of the site and its prominent position on a corner plot. Additionally, an insufficient amount of amenity space would be provided for both this dwelling or the existing sizeable terraced property at No. 12 South Street as a result of this overdevelopment. Accordingly, the proposal would be contrary to Policies 8, 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and H2 of the South Bedfordshire Local Plan and BE8 and H2 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes). 2. If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
