Conditions or Reasons for Planning Application - SB/07/01032
Conditions or Reasons:
1) The proposed rear extension would, because of its size, bulk and positioning be unduly overbearing and result in an unacceptable loss of light to and overshadowing of the adjoining property, 'Sunridge', detrimental to the residential amenity of the occupiers of that property. The proposal is therefore contrary to the principles of good design as set out within national guidance, Planning Policy Statement 1: Delivering Sustainable Development and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed dormer windows and rear extension would, by reason of their size and poor design, appear out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenity of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out within national guidance, Planning Policy Statement 1: Delivering Sustainable Development and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
