Conditions or Reasons:
1) The proposed side extension would, by reason of it's incongruous design, prominent siting, bulk and visual impact, constitute an unacceptably dominant development in the street scene and appear out of character with the existing dwelling and those in the locality. The proposal would detract from the character of the area and is therefore contrary to the principles of good design as set out within national guidance, Planning Policy Statement 1: Delivering Sustainable Development and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
