| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building unless otherwise expressly referred to in the approved Design and Access Statement and/or approved plans and drawings.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality. |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (as amended 2008) (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted at first floor level of the dwelling.
Reason: To protect the amenity of neighbouring residents. |

The car parking space and front court yard area shown on drawing P.30smr_L.10a shall be provided prior to the first occupation of the dwelling and shall be permanently retained thereafter.
Reason: To protect living conditions at the dwelling. |

No development shall commence at the site before a scheme to insulate the house to minimise the impact of noise and disturbance associated with the residential use of the building has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out as approved.
Reason: To protect living conditions at neighbouring properties. |

No development shall commence at the site before a landscaping scheme that includes the proposed courtyard and means of enclosure has been submitted to and approved by the Local Planning Authority. The development shall be carried out as approved during the planting season after the development is implemented.
Reason: To protect the appearance of the site and to ensure that a satisfactory standard of accommodation is provided for future occupiers. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [Design and Access Statement, P.30smr_L.10a, P.30smr_L.12a, P.30smr_L.11a, P.30smr_L.06, P.30smr_L.15, P.30smr_L.09 (masterplan), P.30smr_L.09 (masterplan and designated areas), P.30smr_L.02, P.30smr_L.01, P.30smr_L.05 (existing site plan and existing logitudinal site section), P.30smr_L.05 (existing site plan and existing short site section), and P.30smr_L.07].
