Conditions or Reasons:
1) The proposed single storey front extension would, by reason of its prominent siting, size and visual impact, constitute an unacceptably assertive development in the street scene, which would be out of character with both the existing dwelling and those in the immediate vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out within national guidance, Planning Policy Statement 1: Delivering Sustainable Development and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
