Conditions or Reasons for Planning Application - SB/07/01080
Conditions or Reasons:
1) The proposal is contrary to national policy within Planning Policy Guidance 2: Green Belts and Policy H12 of the South Bedfordshire Local Plan Review, whereby planning permission will not be granted for additional residential development which would result in an adverse impact on the setting of the site and the character of the area which lies within the Green Belt.
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in national policy: Planning Policy Statement 1: Delivering Sustainable Development and Policy BE8 of the South Bedfordshire Local Plan Review.
3) The site as confined by the adjacent garage/office is too restricted to allow a satisfactory form of development to be carried out and would allow insufficient space about the building for the enjoyment of the occupants. The proposal is therefore contrary to the principles of good design set out in national policy Planning Policy Statement 1: Delivering Sustainable Development and Policy BE8 of the South Bedfordshire Local Plan Review.
4) The proposed development would, because of its size, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to national policy: Planning Policy Statement 1: Delivering Sustainable Development and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
