Conditions or Reasons for Planning Application - CB/12/02752/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) The first floor ensuite window in the side (south western) elevation shall be

obscure-glazed, and
non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.

No further windows or other openings shall be formed in this elevation.

Reason: To safeguard the amenities of neighbouring occupiers.
4) No development shall take place until a written scheme of archaeological investigation has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved archaeological scheme.
Reason: To record and advance understanding of the archaeological resource which will be unavoidably destroyed as a consequence of the development in accordance with policy CS15 of the Core Strategy and Development Management Polices Adopted November 2009 and the National Planning Policy Framework adopted March 2012.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [ OS site map, 2613/01A, 2613/02B, 2613/03C, 2613/04A1, CBC/001, Archaelogical desk-based assessment November 2012].

Reason: For the avoidance of doubt.
