Conditions or Reasons:
1) The proposed development by reason of its excessive scale, bulk, unsatisfactory design and siting would constitute an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area, the openness of the green belt and the amenities, outlook and privacy of the occupiers of nearby residential properties; as such the proposal is contrary to Policy DM3 & DM4 of the Adopted Central Bedfordshire Core Strategy 2009 and is also contrary to the National Planning Policy Framework (2012).
