Conditions or Reasons for Planning Application - CB/12/03286/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) No development shall take place until details in respect of the following have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in full accordance with such approved details:

Details and samples of materials to be used on the external finishes, including brick bond and mortar mix, of the garage;

Detailed drawings of all proposed windows (including the roof light) to a scale of 1:10 or 1:20, together with details of the materials and finishes. Details shall include a section of the glazing bars and frame mouldings, the position of the window in relation to the face of the wall and arch and sill details.

A method statement detailing how the new opening will be formed in the wall of the room named the snug in the plan no Mat/01P/Sk(A)11A hereby approved.

Reason: To ensure that the special architectural and historic interest, and integrity of the listed building and its contribution to the character or appearance of Ampthill Conservation Area is conserved in accordance with Chapter 12 of the NPPF and Policy CS15 of the Central Bedfordshire Council's Core Strategy and Development Management Policies 2009.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Mat/01P/Sk(A)11A, Mat/02E/Sk(A)11.

Reason: For the avoidance of doubt.
