Conditions or Reasons for Planning Application - CB/12/03323/FULL
Conditions or Reasons:
1) This permission is for the sole benefit of Sarah Simms, operating a pick up service only dog grooming business and shall extend to no other person, partnership, firm or company.
REASON: To ensure the retention of planning control by the Local Planning Authority on the disposal of the present applicant's interest in the land and buildings and to ensure that no additional traffic is drawn to the premises in the interests of safeguarding residential amenity.

2) Within one month of the date of this permission, details of the method of manure disposal shall be submitted to and approved by the Local Planning Authority. Development shall thereafter be carried out in accordance with the approved details and no manure shall be burnt on site.

Reason: To protect residential amenity.
(Policy BE8 S.B.L.P.R).
3) The use of the site as a dog grooming parlour shall not be operated outside the hours of 0800 to 1800 hours from Monday to Friday, 0900 to 1100hrs on Saturdays and not at all during bank and public holidays.
REASON : To protect the amenities of neighbouring properties.
(Policy BE8, S.B.L.P.R.).
4) Pursuant to Condition 3, no overnight boarding service shall be provided on site except on an incidental basis for those dogs booked for grooming and a log book shall be kept at all times on site to be made available for inspection by the Council's officers on request and no dogs shall be kept overnight over the weekends and not at all during bank and public holidays.

REASON : To ensure that overnight boarding is provided only as an incidental activity to dog grooming in the interest of protecting the amenities of neighbouring properties.

5) The use hereby permitted, shall be restricted to the area hatched in blue on Drawing Number WPD-047-12-1 and shall not extend to any other area other than with further planning permission granted by the Local Planning Authority.
REASON: To protect the amenities of neighbouring properties.
(Policy BE8, S.B.L.P.R.).
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers WPD-047-12-1, WPD-047-12-2 & WPD-047-12-3.

Reason: For the avoidance of doubt.
