Conditions or Reasons for Planning Application - CB/12/03550/FULL
Conditions or Reasons:
1) The proposed extension to form a workshop, kitchen, office, storage and W.C. building would by reason of its excessive height, size, bulk, unsatisfactory design and siting adjacent to neighbouring boundaries, be harmful to the established character of the area and the residential and visual amenities of the neighbouring occupiers at 3, 7 and 9 The Paddocks and 87 Ampthill Road. As such the development is contrary to Sections 6 and 7 of the NPPF, Policy DM3 of the Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and it is contrary to the Central Bedfordshire Council's Supplementary Guidance Design Supplement 4: Residential Alterations and Extensions (2010).
2) The size of the proposed development has the potential of increasing the parking demand and increasing the potential of vehicular movements to and from the proposal and the public highway. Therefore due to its size it has the potential of being detrimental to road safety and road users of the highway. As such the development is contrary to the NPPF, Policy DM3 of the Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and is contrary to the Central Bedfordshire Council's Supplementary Guidance - Design Supplement 7: Movement, Streets and Places (2010) and Central Bedfordshire Local Transport Plan : Appendix F Approach to Car Parking 2012.
