Conditions or Reasons:
1) The proposed first floor side extension would, because of the failure to set the extension back from the front building line, unbalance the pair of semi-detached dwellings to the detriment of the character and appearance of the existing dwelling and the wider locality, harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review and policy 43 of the emerging Development Strategy for Central Bedfordshire and Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 4: Residential Alterations and Extensions and the principles of good design within the National Planning Policy Framework.
