Conditions or Reasons:
1) The proposed development would result in the siting of a new building in the open countryside, not within a settlement envelope and as such not considered to represent a sustainable form of development. Furthermore, the development would result in an increase to the built up nature of the site and due to its size and prominent siting be harmful to the rural character and appearance of the surrounding open countryside. As such the proposal is contrary to policies CS1, DM3, and DM4 of the Central Bedfordshire Core Strategy and Development Management Policies.
2) Insufficient information has been provided to demonstrate that an appropriate level of on-site vehicle parking and manoeuvring areas can be provided clear of the public highway. As such the proposal is contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies.
