Conditions or Reasons for Planning Application - SB/07/01215
Conditions or Reasons:
1) The proposed flat roof first floor extension would, because of its siting and incongruous design, appear out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenity of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in national guidance at Planning Policy Statement 1, 'Delivering Sustainable Development' and in Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed rear extension would, because of its size and positioning be unduly overbearing and result in an unacceptable loss of light to and overshadowing of the adjoining property, number 90 Viaduct Cottages, detrimental to the residential amenity of the occupiers of that property. The proposal is therefore contrary to the principles of good design as set out in Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
