Conditions or Reasons for Planning Application - CB/12/04226/FULL
Conditions or Reasons:
1) The proposed two storey rear extension by reason of its excessive size, height, bulk and unsatisfactory design would be harmful to the character of the existing property and would appear unduly overbearing and result in a loss of light to the neighbouring properties of No.6 and No.10 Dove Walk and would be harmful to the residential amenity of the occupiers of those properties. As such the development would be contrary to the paragraph 53 and Section 7 of the NPPF, Policy DM3 of the Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and it is contrary to the Central Bedfordshire Council's Supplementary Guidance Design Supplement 4: Residential Alterations and Extensions and Design Supplement 7: Movement, Streets and Places (2010) and the Central Bedfordshire Local Transport Plan : Appendix F Approach to Car Parking (2012).
2) Insufficient car parking provision is available to comply with the adopted standards contained in the Central Bedfordshire Council's Supplementary Guidance - Design Supplement 7: Movement, Streets and Places (2010) and the Central Bedfordshire Local Transport Plan : Appendix F Approach to Car Parking (2012).To permit this proposal would increase demand for further on-street parking leading to conditions detrimental to highway safety and convenience.
