Conditions or Reasons for Planning Application - CB/12/04346/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of the development hereby permitted a method statement shall be submitted to and approved in writing by the Local Planning Authority which sets out how the rear wall of the Grade II listed building is to be taken down and made good. The approved details shall be fully complied with.

Reason: To safeguard the character and integrity of this Grade II Listed property.
3) Prior to commencement of the development hereby permitted details of how the junction between the listed building and the new extension shall be submitted to and approved in writing by the Local Planning Authority and only the approved details shall be implemented.

Reason: : To safeguard the character and integrity of this Grade II listed building.
4) The development hereby permitted shall not be carried out except in complete accordance with the details, including the details of material finishes which are stated on the application forms, and as shown on the submitted plan number 1218/01/R1/LBC.

Reason: For the avoidance of doubt.
