1) The proposed development would, because of its size, bulk siting and unsympathetic design, appear unduly overbearing and result in an unacceptable loss of outlook and light to the adjoining property, No. 22 Winfield Street. The proposal is therefore contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
