Conditions or Reasons:

1) The proposed roof extension by reason of its excessive height, bulk and siting adjacent to No.67 The Ridgeway, would be harmful to the established character of the existing bungalows and would have an overbearing impact on the side and rear of No.67 The Ridgeway, harmful to the residential and visual amenity of the occupiers of that property. As such the development is contrary to the NPPF, Policy DM3 of the Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and it is contrary to the Central Bedfordshire Council's Supplementary Guidance Design Supplement 4: Residential Alterations and Extensions (2010).
