Conditions or Reasons for Planning Application - CB/12/04431/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building, in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; FW100/101 Rev A - Existing Plans and Elevations, FW100/102 Rev A - Proposed Plans and Elevations, and FW100/103 - Proposed Block Plan & Side Elevations.

Reason: For the avoidance of doubt.
