Conditions or Reasons:
1) The proposed development would, because of its size, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the street harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review and policy 43 of the emerging Development Strategy for Central Bedfordshire and Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 4: Residential Alterations and Extensions and the principles of good design within the National Planning Policy Framework.
2) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly obtrusive and result in an unacceptable overbearing impact upon the adjoining property. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review and policy 43 of the emerging Development Strategy for Central Bedfordshire and Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 4: Residential Alterations and Extensions and the principles of good design within the National Planning Policy Framework.
