Conditions or Reasons:
1) The proposed development by reason of its excessive scale, bulk, unsatisfactory design and siting would constitute an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area and the amenities and outlook of the occupiers of nearby residential properties; as such the proposal is contrary to Policy DM3 of the Adopted Central Bedfordshire Core Strategy 2009, Policy 44 of the emerging Development Strategy and the National Planning Policy Framework (2012).
