Conditions or Reasons:
1) The proposed dwelling, by reason of its excessive scale and design, would result in a visually obtrusive, overly dominant and generally cramped form of development and the proposal would thereby fail to complement and harmonise with its surroundings, would constitute poor design inappropriate in its context, would detract from the amenities of the area and would fail to preserve or enhance the character or appearance of this part of the Toddington Conservation Area. The proposal would thereby be contrary to national guidance contained within Planning Policy Statement 1: Delivering Sustainable Development, Planning Policy Statement 3: Housing, Planning Policy Guidance Note 15: Planning and the Historic Environment and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
