Conditions or Reasons for Planning Application - CB/13/00078/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The external finish of the walls and roofing materials to be used for the extension shall be in accordance with the details hereby approved on the accompanying plans unless otherwise agreed in writing by the Local Planning Authority under this condition.

Reason: To ensure that the development is in keeping with the existing building and the visual amenities of the area generally.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 240/D001, 240/D002, CBC02, CB01 and CBC03.

Reason: For the avoidance of doubt.
