| Conditions or Reasons: | 1)
The development hereby approved shall be commenced within three years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

The external finish of the walls, the materials used in the new windows and openings, and roofing materials to be used in the construction of the extension shall match that of the existing building as closely as possible.
Reason: To ensure that the development is in keeping with the existing building, in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009). |

Prior to the occupation of the development hereby permitted, the two proposed first floor windows in the northern elevation shall be fitted with obscure glass of a type to restrict vision through at all times, and have restricted openings. The windows must be thereafter retained as such, unless otherwise approved in writing by the Local Planning Authority.
Reason: To safeguard the amenities of occupiers of adjoining properties, in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009). |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation shown on the approved site plan shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2008 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the development hereby approved, without the written consent of the Local Planning Authority.
Reason: To protect the amenity of neighbouring residents, in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers BAKK/02E/Sk(A)12, BAKK/01P/SK(A)12 Rev B, CBC/001 and TL0835.
Reason: For the avoidance of doubt and to ensure compliance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009). |
