Conditions or Reasons for Planning Application - CB/13/00188/FULL
Conditions or Reasons:
1) The proposed development by reason of its location, size, height, projection, bulk, scale and unsatisfactory design would be overbearing and harmful to the established character of the existing property and the surrounding properties within the street scene of Luton Road. It is therefore considered that the proposals would not meet the requirements of Policy 43 of the emerging Development Strategy (2013) and they would not meet Policy BE8 of the South Bedfordshire Local Plan Review (2004) and the Council's guidance entitled 'Design in Central Bedfordshire, A Guide for Development' DS4 Residential Alterations and Extensions (2010).
2) The proposed roof extensions by reason of their excessive height, bulk and siting would be unduly obtrusive and result in a loss of light to the neighbouring properties at No.27 and No.31 Luton Road. The proposals would be harmful to the residential and visual amenity of the occupiers of those properties. As such the proposals would be contrary to Policy 43 of the emerging Development Strategy (2013) and they would not meet Policy BE8 of the South Bedfordshire Local Plan Review (2004) and the Council's guidance entitled 'Design in Central Bedfordshire, A Guide for Development' DS4 Residential Alterations and Extensions (2010).
