| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until the applicant or developer has implemented and submitted to the Local Planning Authority, for written approval, a completed scheme of building recording which has been undertaken to a level of detail secured by way of a written scheme of investigation agreed by the Local Planning Authority, but which in any event shall be a building record undertaken to not less than English Heritage Recording Level 2, as set out in Section 5 of the publication Understanding Historic Buildings: a guide to good recording practice (English Heritage 2006).
Reason: To ensure that the building is adequately recorded, in accordance to current 'best practice' standards, prior to demolition.

No development shall take place until a statement of the method of demolition has been submitted to and approved in writing by the Local Planning Authority, and the demolition hereby approved shall thereafter be undertaken strictly in accordance with the approved details.
Reason: To ensure that the demolition hereby approved is undertaken in an appropriate manner |

Prior to the commencement of the development hereby approved, including demolition of the existing buildings, further bat surveys shall be carried out as per the timetable to be agreed in writing by the Local Planning Authority and any mitigation measures necessary shall thereafter be implemented.
Reason
To prevent harm to protected species.
