Conditions or Reasons:
1) By virtue of the proposed building's excessive scale, bulk and massing, the proposed car port would constitute an unacceptable form of development that would fail to preserve or enhance the setting of the listed building, contrary to Policies DM3 and DM13 of the Central Bedfordshire Core Strategy (2009), the NPPF and technical guidance within the Central Bedfordshire Design Guide.
