Conditions or Reasons for Planning Application - CB/13/00355/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R and policy 43 D.S.C.B).
3) Should the existing boundary screening of trees between Fairways and Setter Braes be fully or partially removed or reduced in height below 4m such that clear views are allowed from the balcony hereby approved into the garden or rear windows of Setter Braes, then an opaque screen wall measuring 1.8m high from the floor level of the proposed balcony shall be erected along the south east edge of the balcony and maintained in perpetuity.

Reason: To ensure that privacy is adequately maintained.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SHEE/21301/EXISTFLOOR, SHEE/201301/PROP1A.
