Conditions or Reasons for Planning Application - CB/13/00399/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external facing materials shall match those of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R and Policy 43 of the D.S.C.B).
3) The driveway length in front of the garage shall be at least 5.0m as measured from the garage doors to the highway boundary.

Reason: To ensure that parked vehicles do not adversely affect the safety and convenience of road users by overhanging the adjoining public highway.
4) Prior to the first occupation of the extension, the garage within the garage block shown on Drawing no. 224 Rev B shall be demolished and a parking space constructed, the parking space shall be retained for purpose permanently thereafter.

Reason: To provide adequate off-street parking for the development.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 110, 100 Rev A, 102, 103, 220 Rev B, 222 Rev B, 223 Rev A & 224 Rev B.

Reason: For the avoidance of doubt.
