Conditions or Reasons for Planning Application - CB/13/00460/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external facing materials shall match those of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R and Policy 43 D.S.C.B).
3) Development shall not begin until details of the junction of the proposed vehicular access with the highway have been approved by the Local Planning Authority and the junction shall be constructed in accordance with the approved details within three months of the completion of the extension.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The two off-street parking spaces within the front garden shown on drawing number 2013/0104/03A shall be constructed in accordance with the approved details and surfaced in bituminous or other similar durable material within three months following the completion of the extension hereby approved. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The spaces shall be retained for purpose thereafter.

Reason: To minimise the potential for on-street parking and thereby safeguard the interest of the safety and convenience of road users.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, 2013/0104/01, 2013/0104/02A, 2013/0104/03A & 2013/0104/04A.

Reason: For the avoidance of doubt.
