Conditions or Reasons for Planning Application - SB/07/01308
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls (including brick selection, brick bond and mortar colour, texture and pointing profile), roofs and rainwater goods of the proposal shall be submitted to and approved in writing by the District Planning Authority. The development shall be carried out only in accordance with the approved details.
REASON: To protect the special architectural and historic interest of the building.
3) Before development begins and notwithstanding the details submitted with the application, detailed drawings of the proposed new external windows and doors showing fenestration, sections, mouldings, the relationship with the external envelope of the building, and head / cill details shall be submitted to and approved in writing by the District Planning Authority. The development shall be carried out only in accordance with the approved details.
REASON: To protect the special architectural and historic interest of the building.
4) This permission relates only to the details shown the Site Location Plan and Drawings Nos. 1280 and 1280-3 received 8 November 2007 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
