Conditions or Reasons for Planning Application - CB/13/00583/FULL
Conditions or Reasons:
1) The proposed two storey rear extension and single storey side extension would, because of their size, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design within the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and Design in Central Bedfordshire: A Guide for Development.
2) The proposed two storey rear extension would, because of its size, bulk, siting and unsympathetic design, appear unduly overbearing and result in an unacceptable loss of light and overshadowing of the adjoining property at No. 36. The proposal is therefore contrary to the principles of good design within the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and Design in Central Bedfordshire: A Guide for Development.
3) The applicant has not included adequate provision of space within the site for the parking of three vehicles clear of the highway, in accordance with the Council's parking standards. The development if permitted would therefore be likely to lead to additional on-street parking to the detriment of highway safety; as such the proposal is contrary to Policy T10 of the South Bedfordshire Local Plan Review, Policy 27 of the emerging Development Strategy for Central Bedfordshire and the Local Transport Plan: Appendix F - Parking Standards.
