Conditions or Reasons:
1) The proposal would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character and appearance of the area by reason of its substantial size; as such the proposal is contrary to Policies CS14 and DM3 of the Core Strategy and Management Policies, November 2009; National Planning Policy Framework (March 2012) and technical guidance Design in Central Bedfordshire, a Guide for Development, 2010.
2) The application contains insufficient information to show that the development can be accommodated in a manner that would not cause detriment to local residents in terms of noise, odour and flies associated with the keeping of the pigeons; as such the proposal is contrary to Policy DM3 of the Core Strategy and Management Policies, November 2009; National Planning Policy Framework (March 2012) and technical guidance Design in Central Bedfordshire, a Guide for Development, 2010.
