Conditions or Reasons for Planning Application - CB/13/00981/FULL
Conditions or Reasons:
1) The application site is located within the South Bedfordshire Green Belt wherein the extension or alteration of a building can be considered appropriate development provided that it does not result in disproportionate additions over and above the size of the original building. Due to the resultant increase in floorspace and unsympathetic design, massing and scale of the roof extension, the proposal would be detrimental to the openness of the Green Belt and the visual amenities of the locality. The proposal is therefore contrary to Policy H13 of the South Bedfordshire Local Plan Review 2004 and Policy 36 of the emerging Development Strategy for Central Bedfordshire and the National Planning Policy Framework.
2) The proposed roof extension would, because of its size, bulk, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, to Policies BE8 and H8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and technical guidance Design in Central Bedfordshire, A Guide for Development (Supplement 4).
