Conditions or Reasons for Planning Application - SB/07/01362

Conditions or Reasons:

1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The external finish of walls and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).

3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows or any other similar openings shall be inserted at first floor level into the southern flank elevation of the proposed extensions without the grant of further specific planning permission from the District Planning Authority.
REASON: To protect the amenities of neighbouring residents.
(Policies BE8 & H8, S.B.L.P.R).

4) Notwithstanding the provisions of the Town and Country (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no further alterations to the external appearance of the dwelling shall be carried out without the prior written approval of the District Planning Authority.
REASON: To control the development in the interests of the amenities of the area.
(Policies BE6 & BE8, S.B.L.P.R).

5) Prior to the erection of the extensions hereby approved, the existing garage, conservatory and oil tank enclosure hatched blue on Drawing No. 2007/438/03B, shall be demolished and the site cleared to the satisfaction of the District Planning Authority.
REASON: To maintain the openness of the Green Belt.
(Policy H13, S.B.L.P.R).

6) This permission relates only to the details shown on the Site Location Plan and Drawings Nos. 2007/438/01, 2007/438/02B, 2007/438/03B and 2007/438/04B received 21/11/07 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
