Conditions or Reasons for Planning Application - CB/13/01138/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Before any work is commenced, details shall be submitted to and agreed in writing by the Local Planning Authority to ensure that precautions are taken to protect interior timber floorboards, doors, door cases and lath and plaster ceilings from accidental damage or loss for the duration of the works hereby permitted. Development shall hereby accord with the approved details.

Reason: To ensure that special regard is paid to specific architectural features or fixtures and to ensure these are protected from damage during the course of works.
3) No development shall take place until details in respect of the following shall be submitted to and approved in writing by the Local Planning Authority and shall be carried out in full accordance with such approved details:

Detailed drawings of the proposed new window to a scale of 1:10 or 1:20, together with a specification of the materials, construction and finishes. Details provided should clearly show a section of the glazing bars, frame mouldings, depth of reveal and sill details;
The position, type and method of installation of all new and relocated services and related fixtures (for the avoidance of doubt this includes plumbing servicing associated with the first floor proposed bathroom and ground floor toilet);
A method statement clearly explaining the sequence of the proposed works and how the approach accords with good conservation practice. This statement should include details of how the partitioning will be taken down and any associated structural works that might be required;
An itemised schedule of works describing all repairs, re-instatements and replacement works.

Reason: To ensure the special architectural and historic interest and integrity of the listed building is conserved and maintained in accordance with Policy 45 of the Council's Development Strategy and Chapter 12 of the National Planning Policy Framework.
4) No new plumbing, pipes, soil stacks, flues, vents or ductwork associated with this consent shall be fixed on the external faces of the building.

Reason: To ensure the special architectural and historic interest and integrity of the listed building is conserved and maintained in accordance with Policy 45 of the Council's Development Strategy and Chapter 12 of the National Planning Policy Framework.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers AUGS/01P/Sk(A)13.

Reason: For the avoidance of doubt.
