Conditions or Reasons for Planning Application - SB/07/01382/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the seating area is implemented the parking spaces, service access and area for relocated metal store and bins shall be provided to the satisfaction of the District Council and in accordance with the plan received by e-mail on the 21 January 2008.
REASON: To ensure a satisfactory form of development.
3) No external loudspeaker systems shall be installed without the prior written approval of the District Planning Authority.
REASON: To protect of the amenity of neighbouring properties.
(Policy BE8, S.B.L.P.R.).
4) The seating area shall be implemented only in accordance with the plan received by e-mail on the 21 January 2008 and shall only be used in connection with the main use of 8 Lake Street and shall not be used outside the hours of 8am to 9.30pm on any day.
REASON: To clarify the extent of the permission and to protect the amenities of the area.

5) This permission relates only to the details shown on the Site Location Plan received 27 November 2007 and the Layout Plan received by e-mail on the 21 January 2008 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
