Conditions or Reasons:
1) The site lies outside of the Settlement Envelope for Greenfield in a location where the use of this land for garden purposes is in conflict with Policy DM4 in the Core Strategy and Development Management Planning Document dated 2009 and policy 50 of the emerging Development Strategy for Central Bedfordshire dated 2013. These state that beyond Settlement Envelopes, limited extensions to gardens will be permitted provided that they do not harm the character of the area. In this case, in the absence of any special circumstances having been forwarded, the proposed use and enclosure of this substantially sized area of land as private garden land will appear as a visual intrusion into the open countryside to the detriment of its open character and the appearance of the area. This will be in conflict with policies DM3 and DM14 of the Core Strategy and Development Management Planning Document dated 2009 and policies 43 and 50 of the Development Strategy for Central Bedfordshire 2013.
