Conditions or Reasons for Planning Application - CB/13/01290/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials as detailed in the planning application form and plan no. 12ATAF/DR/007 Rev 1.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to complement the existing building and the visual amenities of the locality.
3) Prior to the commencement of development hereby permitted, details of a scheme showing the proposed changes to the driveway/parking area shall be submitted to and approved by the Local Planning Authority. The details to be approved shall include the proposed materials for construction for the central driveway and adjacent parking areas and arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The approved scheme shall be implemented and made available for use before the extended development hereby permitted is occupied and that area shall not be used for any other purpose.

Reason: To avoid the carriage of mud, gravel or other extraneous material or surface water from the site into the highway so as to safeguard the interest of the highway.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 12ATAF/DR/001 Rev 1, 12ATAF/DR/002 Rev 1, 12ATAF/DR/003 Rev 1, 12/ATAF/DR/004 Rev 1, 12/ATAF/DR/005 Rev 1, 12ATAF/DR/006 Rev 1, 12ATAF/DR/007 Rev 1, CBC/001.

Reason: For the avoidance of doubt.
