Conditions or Reasons for Planning Application - CB/13/01349/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies 2009).
3) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the rear, north facing elevation of the building at first floor level.

Reason: To protect the amenities of occupiers of neighbouring properties (Policy DM3 of the Core Strategy and Development Management Policies 2009).
4) The window openings at first floor level on the west facing elevation of the first floor extension hereby approved shall be entirely obscure glazed and remain as such in perpetuity.

Reason: To protect the amenities of occupiers of neighbouring properties (Policy DM3 of the Core Strategy and Development Management Policies 2009).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [Site Location Plan: 3001-01PA Existing; 3001-01PA Proposed].

Reason: For the avoidance of doubt.
