Conditions or Reasons for Planning Application - SB/07/01398
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins, samples of the materials to be used for the external walls and roofs of the garage shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building.

3) Before development begins, the position of the garage shall be pegged out on site and its position approved in writing by the District Planning Authority.
REASON: To enable consideration to be given to the precise layout of the development.
(Policy BE8, S.B.L.P.R.).
4) The use as a physiotherapy treatment room shall extend only to the area hatched blue on Drawing No. 1852/6 and to no other part of the building. Furthermore the physiotherapy treatment use is for the sole benefit of Mrs E A Frost and shall extend to no other person, partnership, firm or company.
REASON: To control the development and protect the amenities of residents of neighbouring properties an to ensure the retention of planning control by the District Planning Authority on the disposal of the present applicant's interest in the land and buildings.

5) The development shall not be brought into use until a turning space for vehicles has been constructed within the curtilage of the site in a manner to be approved in writing by the District Planning Authority.
REASON: To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway.
6) This permission relates only to the details shown on the Site Location Plan, Site Layout Plan and the Elevations and Floor Plan shown on Drawing No. 1825/6, all received 29/11/07 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
