Conditions or Reasons:
1) The proposal by virtue of the design of the flat roof to the side extension, the size and scale of the roof extension and the prominent siting of the garage, would appear as incongruous and overly prominent features harmful to the visual amenity of the streetscene and detrimental to the established character of the area. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
