Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and permission will not be granted, except in very special circumstances, for development for purposes other than for agriculture and forestry; essential facilities for outdoor sport and outdoor recreation and for other uses of land which preserve the openness of the Green Belt and which do not conflict with the purposes of including land in it; limited extension, alteration or replacement of existing dwellings; or limited infilling or redevelopment at appropriate sites as defined by the South Bedfordshire Local Plan Review. No special circumstances have been established in this case and the proposed dwelling would thereby be contrary to government guidance contained within Planning Policy Guidance Note 2: 'Green Belts'.
2) Development in rural areas shall be located, designed and landscaped in such a way that it minimises the impact on the countryside and, in particular, is sited with existing buildings and usually within existing settlements. The proposal would extend existing ribbon development which is well outside the built-up part of the village of Eaton Bray and would be detrimental to the appearance and rural character of the area, contrary to national guidance within Planning Policy Statement 7, 'Sustainable Development in Rural Areas.'
