| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The external finish of the walls and roofing materials to be used for the garage shall match that of the existing dwelling as closely as possible.
Reason: To ensure that the development is in keeping with the existing building in the interests of the visual amenity of the area. (Policies BE8 & H8, SBLPR and Policy 43, DSCB) |

No development shall take place until a landscape planting plan has been submitted to and approved in writing by the Local Planning Authority showing the position of the replacement Silver Birch (Betula pendula), which shall be supplied as an Extra Heavy Standard, of girth size 14 to 16cm. The approved planting plan shall be implemented in the planting season (November to March) following completion of the garage, and shall be maintained for a period of 5 years after planting until satisfactorily established. Any loss of this tree (or any other tree planted as a replacement) that occurs within this 5 year period shall be replaced during the immediate planting season following loss.
Reason: To replace a mature tree being felled to accommodate the new garage, in the interests of maintaining long-term woodland character and visual amenity. (Policy BE8, SBLPR and Policies 43 & 59, DSCB) |

No development shall take place until a Tree Protection Plan has been submitted to and approved in writing by the Local Planning Authority. The Tree Protection Plan shall clearly show the position and design specification of protective fencing that shall be so installed to securely enclose the retained trees around the new garage, and be positioned at a minimum distance of 3.5m radius from the main trunks. The Tree Protection Plan shall also stipulate any other measures required to protect the trees from all site operations, by referring to appropriate Method Statements. The Tree Protection Plan shall be implemented prior to any development works or site access, and the Method Statements shall continue to be implemented throughout the duration of all construction operations.
Reason: To maintain a Construction Exclusion Zone around the retained trees in the vicinity of the new garage in order to avoid root and canopy damage, so as to maintain the health, stability and amenity value of the trees, and to continue protection by good working practice throughout the duration of construction. The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number RM 13/005.3 B.
